A market in excellent health

Jean Berthoz, President of the UNIS Marseille-Provence-Corsica Chamber, provides us with expert insight into the luxury real estate market, with the help of Pascal Maubé, Managing Director of SYNEO.

With more than one million transactions in twelve months to mid-2019 and a price increase of more than 10%, the luxury real estate market is thriving and booming in the region. The arrival of major national and international brands operating in this field is the best proof of this. The internationalization of transactions, until now reserved for historically attractive areas such as Paris or the Côte d'Azur, is gaining ground in our region. Due to the specific advantages of large cities, Marseille and Aix-en-Provence remain the most attractive areas. The emergence and development of attractiveness centers such as ITER, large local companies such as CMA-CGM, and areas hosting numerous start-ups are promoting the steady growth of this market, but the effects of cruise tourism, major events (such as the 2013 Capital of Culture), and the region's excellent transport links should not be underestimated. The growth of transactions is only hampered by the scarcity of products historically classified as luxury goods, a scarcity partly offset by renovations and constructions carried out by renowned architects. This attracts a fairly diverse clientele, from executives with comfortable incomes to tourists looking to acquire a second home, including wealthy retirees wishing to take advantage of the mild weather. All of this constitutes a population attached to the climate, the very high quality of regional services (education, healthcare, transport) and the easy access to the south.
